ASSIGNMENT CONTEXT AND OBJECTIVES
The HIST group was working on a project to develop a resort comprising a hotel, villas, sports facilities, restaurants and conference rooms in Tangier. Within this context, the company wished to mandate an independent, sector-specialised firm to conduct a full market and feasibility study to validate the project’s commercial opportunity, to define the most suitable product and service concept and to assess the project’s financial feasibility.

- Market analysis: local market environment (economic environment, urban development, transport / accessibility, major projects under construction or under study, etc.) and hotel market (in particular, competitor or comparable supply)
- Critical analysis of the hotel product: site quality in terms of location, environment, accessibility and visibility, recommended programme (capacity, product style, surface areas, range of annex services in terms of F&B, seminars, etc.)
- Estimation of commercial performance (average occupancy rate, Average Room Rate, RevPAR, potential Total revenue)
- Determination of the project’s profitability (IRR on equity and the investment)
